Construction Materials Mauritius: The latest house design trends

One thing is certain, from mid-century till now especially in the construction in Mauritius, the world of interior design have evolved and most importantly, it has changed. It concerns all aspects whether we focus on the furniture, the shapes as well as raw materials such as cane, textiles or even wood. Them all combined together can enhance the beauty and make a home modern in many different ways.

Arches

Like in Greece, the arch is a trend to try especially by doing an arched wall mirror. It is an architectural detail that has a clean pared-down treatment. Smooth but clean-lined it doesn’t require much details. If ever you are hesitating, you can start by doing a small one.

Organic Shapes

Organic shapes can be very interesting as it has been gaining in momentum. In fact it is expected that in 2020, its popularity will increase. From bath mat to candles, those shapes will make you feel more like abstract works of art than floor coverings.

Indoor Gardens

Green thumbs have taken take their plant habit to the next level with an indoor garden. You will be able to commune with nature as it will feel like you are bringing the outdoors in. Residents will have more comfort in their homes and oxygen also.

Modern Wood Paneling

May be when thinking about wood paneling at first you will ask yourself how could a house feel modern with this? However, sentiment is about to change. Applied at interesting angles, wood walls can actually feel fresh and unfussy no room is off limits especially kitchens. All these have change the trends for the construction in Mauritius.

Construction Materials Mauritius: The growing cost of materials

Construction materials include everything from aggregate, cement and asphalt products to piping and structural steel, from exterior glass and metal products to the gamut of roofing products to the entire sphere of interior finishes including flooring, wall coverings, furnishings and equipment.

Seasonally material prices can fluctuate due to natural disasters and heightened construction activity. One main reason for the rise includes this year will be because of Covid-19 despite still having an increase in energy and crude oil costs.

Keeping an eye on the rising cost of construction materials is essential in this industry. As the increase in construction demand continues to rise, the supply and demand of materials will follow suit. Yet material costs in construction do not have to force your construction company to sacrifice in quality or design. By implementing technologies and design processes including lean construction, BIM and construction field management software, you can increase the efficiencies of your construction crew.

Solutions

Managing the volatility – towards a greener economy. Business leaders need to formulate a two-pronged strategy to counter what is evidentially a new regime of commodity- and resource-cost volatility and escalations: short-term mitigation of risk, and a longer term sustainability vision. To an extent the short term actions are easier, because they involve working capital protection, cost control, and the bottom line – challenges which companies constantly face. Broad measures should include the following:

Financial modelling of all raw material inputs

This should incorporate detailed cost tracking, projections under various scenarios, and risk analytics. Procurement departments need to become agile and adept within the full gambit of derivative instruments. This will facilitate widest possible hedging opportunities.

In-depth supply chain interrogation

One area of focus should be on the proximity to raw material sources and their value-to-sustainability quotient. Upstream investment should be considered if corporate finances and capital permit, as a means to ongoing access to a crucial raw material input. An imperative, too, is the investment in waste minimization technologies and programs. These will generate compelling cost savings after modest payback periods.

Ensure measurability for the foundations of sustainability, and target immediate improvements

The lexicon of financial reporting is shifting to embrace wider valuation techniques. Issues such as carbon emissions, water and energy efficiency, and chemical waste management are vital for reputation management.

Asphalt Production Mauritius

Asphalt, alternatively known as bitumen, refers to a sticky, viscous, or a semi solid semi liquid form of petroleum. This can be found in its completely original state in nature but is also produced artificially, which is the form you most commonly are able to see around you. In terms of substances, asphalt is classified as a pitch. Gamma Construction is a pioneer in asphalt production in Mauritius. Here is a little overview of this material.

  • Where does it come from?

As previously stated, asphalt can be both natural or man made, and it the man made one which is the most interesting and the most used. Nowadays, asphalt is most frequently produced from petroleum. The oil industry pumps out fossil fuels from deep under the ground or the sea and subsequently passes it through an industrial scale separation plants where the fuel is hence put apart into different branches. The is carried out by heating the fossil until it evaporates and then fractionalised into compartments by virtue of their condensation temperatures.

The bitumen does not in fact boil, owing to its high boiling point, and remains as a liquid while the other types of oil go away in the form of vapours. This bitumen is then further processed to gain the exact few properties needed for its specific purpose. These processes include ‘cutting back’, which makes asphalt more malleable, or emulsification and pulverisation which makes it achieve a better consistency. Asphalt to be used for paving roads can undergo 2 possible mixing plant types. The first one is a drum mix plant and has the feature of being the largest output facility which stands in constant operation. The 2nd type is batch plant which is smaller in scale and as the name might already suggest, produce the required asphalt only in batches.

  • Asphalt Mixes

There exists 2 different ways asphalt can be mixed and the choice depends on the way the asphalt is intended to be used. These two types of mixes are namely hot mix and cold mix.

Hot mix asphalt is produced by heating the aggregates such that its viscosity is reduced and hence the whole substance becomes somewhat more fluid and is carried out at a temperature somewhere between 100 to 180 degrees celsius. This process is known as the hot mix not only because the mixing is done at high temperatures but the mixture must also be added at the relatively strong temperatures for paving or any other purpose.

Cold mix asphalt consists of a quarter inch chip and proprietary oil which helps soften the mixture and prevents humidity from mixing with it. As a result, this type of mixture does not require heat to be used, hence its name ‘Cold Mix’. This addition to the bitumen helps keep it soft and ready for use all year long, irrespective of seasons and temperature. This type of asphalt is perfect for potholes fillings and other such jobs, since cold and wet weather have no effect on it.

  • Environmental Concerns

As the years have passed and concerns about the effect that bitumen and its production have on the environment has risen, the formation process has been under strict regulations and scrutiny. Oil refineries and bitumen producing plants are fitted with technology which absorbs dust and any other escaping particles and forces it back into the product so as to avoid environmental pollution and furthermore increase efficiency of the system. Moreover, old asphalt which is no longer in use can nowadays be sent back into processing with newer asphalt and reused with no other issues.

Recently Gamma Construction Ltd has procured a state of the art Asphalt Plant SPECO MBM 1500 which allows the company to produce up to a whopping 120 tons of bitumen per hour and moreover work with reused bitumen. For the best quality asphalt jobs in the whole of Mauritius, do not hesitate to contact Gamma Construction Ltd.

5 TIPS FOR BUILDING A HOUSE IN MAURITIUS

Building a house is one of the most important investments in one’s life, and can be a rather complex process. It requires the help of several professionals, if you desire to make not only a beautiful but also comfortable and efficient house. It has to be able to protect you from the weather conditions, be it heat or cold, and against natural calamities like cyclones. Care has to be taken for proper piping and electricity cabling to avoid future inconveniences. All of this however isn’t really your job, but the job of the constructor. Nevertheless, there are several tips that you could follow to make not only a dream house but also good one.

  • TIP 1

It probably goes without saying, but choose a good contractor. Nothing could be more important than this. The contractor is the one who will realistically determine how your house will turn up, so take special care to choose the most experienced and qualified contractor that you can pay for. Check the constructor’s past projects, his past clientele, ask for references. It could also be helpful to engage a contractor which has already worked for neighbouring houses as he would be knowing the surroundings pretty well.

  • TIP 2

Your mindset when building a house is also important. For one don’t build a house just to be “That big beautiful house on the block”. You will soon find it very inefficient and expensive to maintain said house. Costs of house are not only the straight up numbers you pay for building and furnishing it but also all the side costs which arise over the years that you will spend in the house. You might most probably also find it very difficult to sell the house if ever the need arises in the future.

  • TIP 3

Whenever building a house, always think of its resale too. While several additional though optional features might be needed by you, the buyer probably wouldn’t require them. This can lead to quite difficult situations when searching for a buyer in the future as it simply makes the house less efficient. So already preparing for resale is a good way to prevent unwanted situations to come to fruition and it also greatly helps in designing and building your house in the most efficient way possible.

  • TIP 4

Closely follow the progress of the construction in order to be sure to have the desired final product. Any discrepancies should be notified by you, and repaired according to your personal decision. If ever any mistakes were to occur, it is still not too late and can be easily corrected, bringing the rest of the construction on the right path.

However, if any problems arise once the house has been built, they can no longer be so easily repaired and will require not only additional money but a lot of inconvenience of the you and other inhabitants as the repair might take months if not years.

  • TIP 5

The construction of the house is a rather lengthy and complex process and you will be required to be particularly patient. Some occasions will certainly arise, when this patience will be put under test. In other words, expect and be prepared for delays.

Delays can arise from anywhere ranging from late material deliveries to shortage of workers amongst many other possibilities. And since building a house is a collection of different jobs, delay in one job will inadvertently lead to delay in other jobs, commencing a somewhat domino effect.

Now that you are geared with all these tips to aid you in this important step of your life, contact Gamma Construction Ltd. to help you on every part of the journey of breathing physical life into your dream. Asphalt production Mauritius – What is asphalt?

Asphalt is also known as bitumen. Asphalt can occur naturally or more commonly produced industrially and used by road construction companies in Mauritius to shape road infrastructures.

Natural asphalt is produced from petroleum when it absorbs oxygen and the volatile constituents evaporate. The natural product served as construction material as early as 3000 BC in various ancient civilisations.

Asphalt is today technically produced in mixing plants. Depending on the composition or processing method, a distinction is made between rolled asphalt (asphalt concrete, stone mastic asphalt) and mastic asphalt.

How is asphalt used?

Asphalt is mostly used in traffic infrastructure – mainly for roads, paths and squares. Further areas of application are in structural engineering, for example as mastic asphalt screed, and the sealing of structures and landfills.

Asphalt pavements as it is principally used for are divided into various layers. There is an asphalt base course, an overlying asphalt binder course and a topcoat. This top layer is the thinnest of the layers produced, but it is most heavily burdened by road traffic.

How is asphalt composed?

A big part of the asphalt are stones that were mined and mechanically crushed in the quarry and sand. Experts call these mixtures “aggregate”. Depending on the type of asphalt and fiber materials are added. A small proportion in the asphalt is “bitumen”. Bitumen is made from petroleum and behaves much like an adhesive. Chemists call the constituents of bitumen “hydrocarbons”, which are organic compounds of carbon and hydrogen.

Bitumen is water repellent, physicists also call it “hydrophobic” (derived from the Greek: “hydro” for water and “phobos” fear – “water-fearing”). Bitumen must be heated for processing.

Where is asphalt produced?

Asphalt is produced in the asphalt mixing plants. One of the great advantages of asphalt is that it can be completely reused. That’s why used asphalt is used in an asphalt mixing plant. Modern mixing plants work computer-controlled and have their own quality assurance.

Gamma construction Ltd has purchased a new Asphalt Plant SPECO MBM 1500. This fully automated Asphalt Plant will be operational soon.
